BCHD's Existing FAR is 0.72 with Property Value Damages of $74M to Surrounding RB Residential Property

BCHD's existing FAR of 0.72 conforms with the proposed 0.75 in the General Plan. At the current FAR, BCHD damages surrounding property by $74M. It would be against PCDR policy that requires the PROTECTION OF PROPERTY VALUES to allow further increases in BCHD's FAR.

BCHD has also stated that it is aware it damages surrounding property values.


An increase of FAR for P-CF from 0.75 to 1.25 would cause SUBSTANTIAL ADDITIONAL DAMAGES TO SURROUNDING PROPERTY VALUES IN VIOLATION OF THE RBMC PCDR CODE.

BCHD's site is 433,422 sf per BCHD's CEQA NOP

BCHD's existing FAR is 312,900/433,422 or 0.72
