BCHD Misrepresents ... the height of the commercial project Again and Again and Again ...

BCHD just can't tell the simple, whole, relevant truth. They spend too much on PR. They spend too much on executives. And they've lost all moral authority when they continually misrepresent issues to the public.


WHAT BCHD DELIBERATELY REFUSED TO DISCLOSE IN ITS EMAIL


1) THE BCHD PRIVATE COMMERCIAL BUILDING ISN'T ON PROSPECT AVE.

The Proposed Private Commercial Building may be 82-feet taller than Prospect Ave, but SO WHAT? The Building is on BERYL & FLAGLER streets! The building will be anywhere from 24 to 36-feet TALLER from Beryl or Flagler - so the proposed building will measure 106 to 118-feet tall WHEN MEASURED FROM THE STREETS THAT IT ACTUALLY SITS ON!


2) THE BUILDING IS NEARLY AS LARGE AS THE ENTIRE EXISTING CAMPUS

According to BCHD's environmental impact documents, every building added together on the current campus is 312,000 sqft. This one building alone is proposed at 283,000 sqft. And BCHD plans on another 500,000 sqft for all of Phase 2, resulting in nearly 800,000 sqft total. That's 20% bigger than EVERY HOUSE IN BERYL HEIGHTS ADDED TOGETHER.


3) BCHD WILL HAVE ZERO PERCENT (0%) OWNERSHIP OF THE BUILDING

The building is being privately developed/owned/operated by PMB LLC or some company that it forms. BCHD will have 0% ownership. THIS IS A PRIVATE BUILDING - as the Redondo Beach City Council ruled about Kensington Assisted Living.


4) ONLY 968 SQFT OF THE CURRENT CAMPUS IS EVEN 76-FEET TALL

BCHD is using the 968 sqft "BCHD Penthouse" as the height of the campus, when 99.7% of the building sqft are 52-feet tall or lower. In the end, BCHD is really proposed to more than DOUBLE the HEIGHT of the campus from 52-feet to 106 to 118-feet tall.


NEXT TIME YOU GET AN EMAIL FROM BCHD - DON'T BELIEVE THEM - LIKE THIS EXAMPLE - THEY DON'T TELL THE WHOLE TRUTH, AND NOTHING BUT THE TRUTH!
