STOP BCHD's High Density Commercial Development on Public Zoned Land

THE DRAFT REDONDO BEACH GENERAL PLAN FAR's BENEFIT RESIDENTS!


Once upon a time, BCHD was for the benefit of "residents who reside" in the District. But now BCHD wants to be a REGIONAL HEALTH DISTRICT.


Redondo Beach doesn't want or need the REGIONAL development or the COMMERCIAL development that BCHD proposes. Our local PUBLIC zoned land should be for Redondo Beach Resident Benefit


ONLY 9% REDONDO BEACH TENANTS IN THE ASSISTED LIVING

The BCHD site assisted living building will be 100% Privately owned & operated by PMB.

The building will be 100-feet above Beryl St. and nearly 300,000 sqft

The assisted living will be for 80% non-residents of the District and 91% non-residents of Redondo Beach


ONLY 5% REDONDO BEACH CLIENTS IN THE ALLCOVE SERVICE AREA

The allcove building will pay no lease payments to taxpayers of the District while it occupies a $4M commercial lot at Flagler & Beryl for 30 years or more

allcove services all of LA County SPA8, which is 1.4M population

allcove service area is 91% non-residents of the District and 95% non-residents of Redondo Beach


ONLY 3% REDONDO BEACH ENROLLEES IN PACE

The BCHD PACE will be for 95% non-resident enrollees according to the National PACE Association data

The BCHD PACE will be for 97% non-resident enrollees of Redondo Beach
